The Power of Preparation
The before and after photos tell part of the story, the results tell the rest.

In a market where homes on the same street had been sitting for months, with some sellers reducing their asking prices, this home received an offer above asking within just two days of hitting the market. So, what made the difference?

Preparation. Strategy. Presentation.

Before the home ever hit the market, we spent time evaluating its condition, the competition, and the updates most likely to make an impact with today's buyers. From fresh paint and new appliances to repairs, finishing touches, and staging, every decision was made with a purpose.

But here's what we believe every seller should know: Not every improvement is worth the investment.

The goal isn't to renovate everything or spend the most money. It's to identify the improvements that can make your home more appealing to buyers while keeping the cost of preparation in line with the potential return. That means looking at several factors:

  • What your home needs. Addressing visible wear, deferred maintenance, and small details can help buyers feel more confident about a property.

  • What today's buyers notice. Fresh paint, updated finishes, clean spaces, and thoughtful staging can help buyers better envision themselves living in the home.

  • What the competition looks like. Your home needs to stand out against other available properties, especially when buyers have options.

  • Where your money is best spent. We weigh the cost of each improvement against its potential impact rather than automatically recommending an expensive renovation.

Our approach is hands-on and strategic. We want to help our sellers make informed decisions about where to invest, where to save, and what can be left alone. Because the right preparation can help generate stronger buyer interest, create a more competitive selling environment, and potentially contribute to a better offer and a stronger bottom line.

Every property and market is different, and no improvement can guarantee a particular sale price or timeline. That's why we believe preparation should always be tailored to the home, the competition, and the seller's goals.

THINKING ABOUT SELLING? LET'S MAKE A PLAN!

Before you spend money updating your home, let's talk about what is worth doing — and what isn't.  At The Falcone Group, we help sellers look beyond the to-do list and focus on the decisions that can make a meaningful difference when it's time to sell.

Your home. Your investment. A strategy designed around your bottom line.

Source: LVR MLS | Greater Las Vegas residential market | September 2026

September brought plenty of activity to the Las Vegas market, with 11,711 homes available and 4,219 new listings hitting the market. Buyers have options, which means pricing and presentation continue to matter for sellers.

Homes averaged 53 days on the market, and our 4.9 months of supply gives another helpful perspective on the balance between available homes and buyer demand.

What does that mean? Buyers have choices, but sellers still have opportunities when their homes are priced strategically and presented well. Sellers received an average of 99% of their asking price on closed sales, and 2,184 homes sold in October.

The takeaway? Our market isn't just about how many homes are for sale—it's about how they're priced, how long they're taking to sell, and how buyers are responding. Whether you're thinking about buying, selling, or simply keeping an eye on your home's value, The Falcone Group is here to help you make sense of the numbers!

There's a Secret House Beneath Las Vegas!

One of Las Vegas's most unusual homes has a new owner! The famous Underground House, hidden 26 feet beneath the surface just minutes from the Strip, recently sold for $4.55 million to Zak Bagans, host of Ghost Adventures.

And here's the really exciting part: he plans to preserve this one-of-a-kind property and eventually open it to the public as a museum. So, if you've ever wanted to explore a hidden world beneath Las Vegas, you might just get your chance!

A few mind-blowing facts:

  • Massive underground living: The 16,936-square-foot property features an underground retreat designed to recreate life above ground.

  • A sky of its own: A programmable ceiling creates the illusion of an outdoor sky, complete with clouds and stars.

  • More than a home: Inside, you'll find an indoor pool, putting green, theater, dance floor, and bar.

  • A Cold War-era creation: Built in 1978 by businessman Jerry Henderson and architect Jay Swayze, it was designed as an underground haven.

Only in Las Vegas could a home this extraordinary be hiding right beneath our feet! Curious to see it?

The Ribbed Revival
One texture is quietly showing up everywhere, and we're loving it!

Ribbed details are bringing a little more dimension to today’s clean, contemporary interiors. Think fluted or reeded glass, ribbed wood cabinetry, textured furniture and even glass pendant lights with subtle vertical detailing.

What makes it work? Texture without visual clutter. A ribbed surface catches the light and creates just enough shadow and movement to keep a neutral space from feeling flat.

Our take: Pair ribbed textures with warm neutrals, natural wood and simple finishes for a look that feels current—but not trendy enough to date quickly.

Try it in small doses: a reeded-glass cabinet door, a fluted wood accent, a ribbed lamp or a pendant with textured glass. You don't need to redo an entire room to get the effect.

A simple starting point for the ribbed revival.

Don't just negotiate the price.
Negotiate the deal!

With mortgage rates putting pressure on affordability, today's buyers may have more to negotiate than just the asking price. The right strategy could help reduce your monthly payment, preserve your savings, or make a home purchase more manageable. Here's how three approaches could look on a $450,000 home...

NEGOTIATE THE PRICE
What if you negotiated $10,000 off the asking price? With 20% down and an illustrative 7.40% interest rate, your estimated principal-and-interest payment could drop from about $2,493 to $2,437 per month.

ASK FOR A SELLER CREDIT
Instead of a lower price, you could ask the seller to contribute $10,000 toward eligible closing costs. Your monthly mortgage payment wouldn't automatically change, but you could need less cash at closing—leaving more money available for moving expenses and other priorities.

EXPLORE A RATE BUYDOWN
Here's where things get interesting! If your lender could arrange a permanent rate of 6.40% on the same $360,000 loan, your estimated principal-and-interest payment would fall to about $2,252 per month—roughly $241 less than at 7.40%. The cost of obtaining that lower rate would need to be determined by your lender.

The Home Run takeaway: The best deal isn't always the one with the lowest purchase price. Depending on your goals, a price reduction, seller credit, or mortgage rate buydown could offer different advantages. Before you make an offer, ask your real estate agent and lender to run the numbers. A little creative negotiating today could make a meaningful difference to your budget tomorrow.

Illustrative examples only, not a loan offer or guarantee of savings. Payments shown include principal and interest only. Actual rates, buydown costs, eligibility, and seller contribution limits vary. Consult your lender for personalized figures.
