July continued to show a more balanced Las Vegas market, with nearly 5 months of inventory giving buyers more choices and a little more negotiating power. More than 4,700 new listings hit the market, while 2,709 homes closed—meaning inventory continues to build. Homes that did sell averaged 97.6% of their list price, a good reminder that pricing strategically matters. In short: buyers have more options, and sellers need to be priced right to stand out.

HEI vs. HELOC vs. Home Equity Loan: What's the Difference?

• HELOC — Home Equity Line of Credit

• Home Equity Loan — HELOAN
You receive a fixed amount upfront and repay it over a set term. These loans typically have a fixed interest rate and predictable monthly payments.
