What do the numbers mean? The Las Vegas market is giving buyers more choices and a little more breathing room, while sellers need to be strategic about how they position their homes. There were 11,665 homes available at the end of August, with 4,342 new listings added during the month. That means buyers have options, and sellers can’t necessarily expect a home to sell the moment it hits the market.
Homes that did sell averaged 47 days on the market, giving buyers more time to shop, compare and negotiate. But make no mistake, there’s still plenty of activity. A total of 2,188 homes sold in August, while 2,449 accepted offers show that buyers are actively making moves.
And one number we find particularly interesting: homes sold for an average of 99% of their list price. In other words, buyers are negotiating, but well-priced homes are still holding their value.
If you’re buying: You may have more breathing room than you did in a highly competitive market. More inventory means more opportunities to find the right home, and potentially negotiate on price or terms.
If you’re selling: Pricing matters. Buyers have choices, so a home that’s positioned correctly from the beginning has a much better chance of attracting attention and selling close to its asking price.
Bottom line: This isn’t a market where you need to panic or play guessing games. It’s a market where strategy matters. The right price, the right preparation and the right timing can make a meaningful difference.

Best for: A known, one-time expense.
Cash-Out Refinance
You replace your existing mortgage with a larger new mortgage and receive the difference in cash.
Best for: Accessing a larger amount of equity, particularly when refinancing the existing mortgage also makes financial sense.
Home Equity Investment (HEI)
You receive cash in exchange for giving an investment company a share of your home's future change in value. It's generally not a traditional loan, and there may be no monthly payments, but fees and the amount you ultimately owe can be substantial depending on how your home's value changes.
Best for: Homeowners who want access to equity without taking on traditional monthly loan payments.
